RENTAL TERMS AND CONDITIONS

Suite Harmony properties may be used for approved film, television, photography, documentary, interview, commercial, promotional, or other media production purposes, provided that the production use has been disclosed in advance and approved in writing by Suite Harmony before the booking is confirmed.

This section is in addition to all house rules, liability waivers, guest responsibilities, property-specific rules, cancellation terms, payment terms, and other conditions stated above. Approval for film, television, photography, or production use does not waive or replace any other rules or obligations that apply to the booking.

A standard overnight rental booking does not automatically include permission for filming, television production, commercial photography, or other production activity. Any production use must be reviewed and approved separately, and may be subject to additional terms, fees, insurance requirements, and property-specific conditions.

The guest, production company, producer, or person responsible for the booking must provide full details of the proposed production before approval is granted. This may include the type of production, intended use of the footage, number of cast and crew, number of vehicles, equipment being brought to the property, filming areas, schedule, parking needs, set-up and tear-down requirements, and any other special requests.

A refundable damage deposit is required for all approved film, television, photography, and production bookings. This deposit may be higher than set for vacation rental use and is intended to cover potential damage, excessive cleaning, unauthorized use of the property, by-law issues, garbage removal, grounds repair, furniture or décor restoration, lost income, or any other costs resulting from the production. The guest or production company remains fully responsible for any damages, losses, or costs that exceed the damage deposit.

All furniture, décor, fixtures, equipment, landscaping, outdoor areas, amenities, and property features must be protected and returned to their original condition before departure. No furniture, artwork, fixtures, doors, appliances, electronics, window coverings, outdoor items, or décor may be moved, altered, removed, taped, fastened, painted, covered, staged, or modified without prior written permission from Suite Harmony.

The following are not permitted unless specifically approved in writing in advance: drones, generators, smoke machines, fog machines, open flames, candles, pyrotechnics, firearms or prop weapons, stunts, animals, amplified sound, exterior lighting, night shoots, water or lake scenes, vehicle scenes, large equipment, road use, traffic interruption, or any activity that may increase risk to the property, guests, neighbours, crew members, or the public.

The guest or production company is responsible for obtaining any permits, permissions, licences, location approvals, insurance, releases, and municipal approvals required for the production. Proof of appropriate production insurance may be required, including a certificate of insurance naming the property owner and/or Suite Harmony as additional insured.

The guest or production company accepts full responsibility for the conduct of all cast, crew, vendors, contractors, visitors, and production representatives while on the property. All house rules, parking rules, noise restrictions, occupancy limits, safety requirements, and municipal by-laws continue to apply.

Suite Harmony reserves the right to stop, restrict, or refuse any production activity that is unsafe, disruptive, unauthorized, damaging, misrepresented, or inconsistent with the approved use of the property.
